Modular Building Case Study: Cal State Northridge University
Project Overview
Sagebrush Hall located on the Cal State Northridge Campus illustrates the attractiveness and durability of modular construction.
Groundbreaking on the project began in February 1992 and the building was ready for occupancy just one year later in February 1993. On January 17, 1994, the magnitude 6.7 Northridge earthquake struck causing substantial damage to the area. Buildings and sections of a freeway collapsed but the Modtech building survived well. After inspection the building was certified as safe for occupancy.
The three story 26,172 sq ft building includes a site built basement which is below grade in the front of the building and above grade at the rear. The first and second floors are modular with site built enclosed front and side stairwells. The first floor contains seven classrooms and restroom facilities. The second floor includes a large classroom, several conference rooms, restrooms and 18 offices. The stucco exterior, flush frame windows with reflective glass and roof mounted air conditioners give the project an impressive exterior appearance.
