A short video has been released which covers the various aspects of the construction process from modular building design through the unique concurrent <a href="http://www.modtech.com/about/off-site-construction.php">Off-Site Construction</a> stage. The <a href="http://www.modtech.com/">modular buildings</a> are prefabricated in the factory and at the same time the site is being prepared. After the modular buildings are mostly complete they are transported via truck to the site where they are installed. A small amount of work is needed after installation to make the modular buildings indistinguishable from site built construction.</p>

<p>The video highlights the construction of the modular buildings and site preparation for <a href="http://www.modtech.com/products/education/education-case-study-porter.php">Walter J Porter Elementary School</a> in Southern California. The school campus was over 44,000 sq ft and included three wings of 2 story <a href="http://www.modtech.com/products/education/modular-classrooms.php">modular classroom</a> buildings, an <a href="http://www.modtech.com/products/education/modular-administration-buildings.php">administration building</a>, <a href="http://www.modtech.com/products/education/modular-school-restrooms.php">restroom facilities</a> and a multipurpose room with service kitchen. This paper serves to provide a general overview of the daycare building construction process and the evolution of <a href="http://www.modtech.com/">modular buildings</a>.</p>

<p><strong>New Technology &#038; Designs</strong><br />
As time has progressed new features and technologies are now available. Green construction has been more common and green features can be incorporated into buildings at a reasonable cost. With the larger number of options, customers can choose how green they want the project to be depending on budget. Customers can also focus on green technologies which also have a positive effect on building operating costs. For example, higher R value insulation reduces heating/cooling load and utility bills as well as reducing green house gas produced from electricity generation.  An eco-friendly environment for children can also provide the child care provider an advantage over competitors. A cost analysis can help determine payback period of each green feature.</p>

<p>In addition to green options for <a href="http://www.modtech.com/products/education/modular-daycare-buildings.php">modular daycare buildings</a>, customers have more construction types to select from. Site built construction remains the most common option but <a href="http://www.modtech.com/about/off-site-construction.php">Off-Site construction</a> is rapidly gaining momentum. Off-Site Construction has evolved from modular construction and the finished project is almost identical to a traditionally completed project.  Off-Site Construction is performed in a State of the Art factory and achieves the look, function and feel of traditional onsite construction. In addition, Off-Site Construction is dramatically different than standard manufactured buildings. The process provides the benefit of up to 30% cost savings, faster overall construction time, reduced weather related delays and less site disruption compared to ordinary site construction. Customers now have the option of choosing between relocatable and permanent child care buildings.  Several websites have <a href="http://www.modtech.com/products/education/modular-day-care-plans.php">sample floor plans for daycare centers</a> which can be customized to fit individual customer needs.</p>

Most of the construction is preformed off site therefore noise, construction traffic and safety hazards are dramatically reduced. The site for the new buildings is prepared, then the new buildings are simply installed and the limited finish work is completed. Off-Site Construction can be designed to match existing buildings for a seamless appearance.</p>

<p><strong>Construction Process</strong><br />
Today&#8217;s construction includes new codes and additional governmental regulations. Modern buildings are arguably safer, more comfortable and more accessible than buildings of the past. Unfortunately, the number of factors involved with the construction process has increased as well.</p>

<p>A complete site survey must be performed to establish the location of utilities, topography of the site, any environment challenges and site egress. Next, a site plan must be developed to illustrate the location and relevant size of the buildings. Detailed architectural drawings of the building including appearance and floor plan must be created. The use of the building and number of children determines floor plan layout and building size. Customer desires and budget have considerable impact on the appearance of the buildings. These construction drawings incorporate safety designs, accessibility, building function as well as heating, ventilation, and air conditioning systems, electrical, plumbing and communication utilities. Engineering review of the drawings helps ensure the building will meet current code and are structurally sufficient. The city or other local governing body must approve the project before construction can begin. Financing will be secured and construction will begin. If Off-Site Construction is used, site preparation and building construction can occur simultaneously and it is not necessary to wait until the site is complete before building construction begins. This concurrent construction process can save up to 60% of the total construction time. Buildings are installed at the site when they are approximately 80% complete, then the limited amount of finish work is preformed. The buildings must be inspected throughout the constructed process by a third party agency to certify they are constructed properly. Customers can chose to manage each individual step with separate contracts for each company performing the work.</p>

The design-build company takes direction from the customer and is completely responsible for converting customer ideas into a completed project. The company will arrange for the individual details and manage the entire process. If a problem arises the Design-Build company will make arrangements to resolve the issue. At the conclusion of the project the customer will review the project and make final payment to the design-build company.</p>

<p>In addition, the Off-Site Construction process can be combined with the Design-Build process to provide a complete turn-key project. The manufacturing &#038; construction company will arrange and coordinate the various aspects of the process including design, Off-Site Construction process, site preparation, building installation and finish work. The Off-Site construction process provides reduced construction time through concurrent site &#038; building construction. The Design-Build aspect streamlines the process to further reduce construction time and customer frustration as the individual steps are managed by a single company. Project financing may also be available as part of the comprehensive package.</p>

<p><strong>Team Members</strong><br />
A limited number of companies specialize in Off-Site Construction of child care buildings and provide Design-Build services.  Purchasing directly from the integrated manufacturer/builder eliminates intermediaries and facilitates direct communication between the customer and the builder. In addition, companies operating their own factories have direct control of the process and can ensure a high quality building. It is important to research the company thoroughly and ask to see past projects and examples of their work. An established history is a strong indicator of future success.</p>

(Nasdaq: MODT) announced a contract award to construct 120 <a href="http://www.modtech.com/products/government/mout-combat-training.php">modular training buildings</a> for search training under the United States Army&#8217;s Military Operations on Urban Terrain (<a href="http://www.modtech.com/products/modular-government-buildings.php">MOUT</a>) program.  Each building is comprised of either 2 or 4 individual modules. The building designs mimic modern urban warfare areas, providing real life training conditions that cannot be accomplished in simulators. To increase realism, some buildings will feature courtyards, faux kitchens, bathrooms and hiding caches.</p>

<p>The buildings are constructed in Modtech&#8217;s Perris, California production facility then transported to various locations when 95% complete. Minimal site work is necessary facilitating installation in remote desert areas of secure military bases.</p>

<p>According to Rick Bartolotti, Modtech Senior Vice President Operations and Group President, &#8220;This type of training facility is cost efficient as well as effective for training. Construction of these buildings is very rapid at our modern production facility staffed by a skilled labor force, advancing our troops&#8217; access to necessary training facilities.&#8221;</p>

<p>The Modtech factory construction process allows the company to provide military installations with buildings up to 60% faster than conventional on-site construction and with improved security as fewer personnel are required on site compared to site built construction. The buildings are of comparable or superior quality compared to those constructed by conventional methods.</p>

			<content:encoded><![CDATA[<a rel="attachment wp-att-27" href="http://www.modtech.com/blog/tips-for-building-green.php/living-homes-green-modular-home/" title="Living Homes Green Modular Home"><img src="http://www.modtech.com/images/blog/living-homes-green-home.jpg" alt="Living Homes Green Modular Home Built by Modtech" class="fltrt20" /></a>As most people know, the latest trend in construction is &#8216;GREEN&#8217; or <a href="http://www.modtech.com/about/modular-green-buildings.php">environmentally friendly buildings</a>. As energy prices continue to soar and global warming attracts more attention, the GREEN construction trend is likely to escalate. The goal of this paper is to provide a brief overview of the benefits of GREEN construction and illustrate how Off-Site Construction &amp; <a href="http://www.modtech.com/">modular buildings</a> complement GREEN construction.

Over the last several years, various GREEN projects have been designed and constructed, therefore customers and contractors are familiar with the concept. Many users are initially interested in obtaining the US Green Building Council&#8217;s <a href="http://www.usgbc.org/LEED">LEED Certification</a>, however there are numerous other tangible benefits which can be obtained by using GREEN construction:
<ul>
	<li>Reduction in energy/utility consumption</li>
	<li>Superior interior environment through noise reduction and improved air quality</li>
	<li>Use of reclaimed/environmentally conscious materials for sustainable construction</li>
	<li>Reduced/easier maintenance</li>
</ul>
<strong>Reduced Energy and Utility Consumption</strong>

Energy/utility consumption can be reduced directly and indirectly through improved energy efficiency. Direct reduction techniques include:
<ul>
	<li>Rainwater harvesting for use on landscaping</li>
	<li>Day lighting (large windows, tubular skylights) to decrease the need for artificial lighting</li>
	<li>Photovoltaic panels for supplemental electricity generation</li>
	<li>High R value insulation at the building envelope to decrease HVAC loads</li>
	<li>Operable windows to allow natural ventilation on temperate days</li>
	<li>Cool roof systems to reduce heat transfer and reduce HVAC loads</li>
	<li>Door/window HVAC interlocks which shut off HVAC system when doors/windows open for extended periods of time</li>
	<li>Deciduous shade trees to prevent heat gain during summer months</li>
	<li>Dual pane windows with low E coating to reduce infrared radiation transfer and HVAC load</li>
	<li>Cool operating fluorescent bulbs to reduce HVAC loads</li>
</ul>
Indirect energy consumption focuses on using energy/utilities more effectively and reducing waste. Improvements in efficiency include:
<ul>
	<li>Energy management systems (motion sensors, timers, programmable thermostats, integrated home systems)</li>
	<li>High efficiency appliances (Energy Star rated) &amp; HVAC systems</li>
	<li>Dishwashers and clothes washers which consume less water per load</li>
	<li>Compact fluorescent light bulbs</li>
	<li>Lighter colors to reflect more light within building</li>
	<li>Hanging pendent light fixtures combined with high reflectance ceiling covering</li>
</ul>
<p>Each aspect has numerous components and can be utilized in conjunction with one another. It is important to keep in mind the prerequisites must be met if LEED certification is the goal. The time required to recover the initial cost depends on size and location of the structure and individual consumption patterns, as well as materials incorporated.</p>

<p><strong>Superior Interior Environment</strong><br />
In addition to reducing energy costs, GREEN construction should also provide a superior interior environment. Materials such as carpet, cabinetry adhesives, paint and other wall coverings with no or low levels of Volatile Organic Compounds (VOCs) will release less gas and improve the indoor air quality. HVAC systems with noise dampening ducting and isolation systems will reduce the interior noise. Daylighting can also improve the interior quality by boosting the occupant&#8217;s mood with natural light.</p>

<p><strong>Use of Sustainable Resources</strong><br />
The use of recycled/reused materials helps to ensure the sustainability of resources. If virgin raw materials are used for every new building project, these materials will eventually be exhausted. As raw materials become scarce, the prices will rise and/or the materials will no longer be available. This trend has already begun as some raw material such as clear heart Redwood is no longer available and must be obtained recycled from existing projects. Recycling/reusing helps ensure that materials will be available for future projects.</p>

<p><strong>Reduced Building Maintenance</strong><br />
The final aspect of GREEN construction is reduced/easier maintenance. Reducing maintenance activities such as painting saves the materials needed but also the waste and environmental impact of the painting such as VOC gas release and water used in cleanup. New, longer lasting materials are now available which need less frequent maintenance. Such materials include cement based exterior siding which does not require painting and recycled composite decking which resembles wood. Other products facilitate repair and replacement such as carpet tiles which allow individual sections to be exchanged without having to replace the entire floor surface. Carpet tiles also reduce waste during the installation process.</p>

<p><strong>Off-Site Construction is GREEN</strong><br />
In parallel to this greater acceptance of GREEN is the growth in the <a href="http://www.modtech.com/about/off-site-construction.php">Off-Site Construction</a> process and improved perception of modular buildings. Modular buildings and Off-Site construction are similar but Off-Site Construction commonly refers specifically to permanent buildings verses modular buildings which can be either permanent or relocatable. Green features are available in all modular buildings but are considerably more common in Off-Site Construction due to the permanent nature. In recent years, Off-Site Construction has advanced and numerous innovations are now available. Such innovations include more efficient production facilities, superior transport systems, creative architectural designs and new engineering technologies providing greater flexibility.</p>

<p>Off-Site Construction merges well with the concept of GREEN construction for a variety of reasons. The centralized construction location allows for much greater reuse and recycling of material as a set collection schedule and policies can be established. Material waste due to weather damage is decreased as the construction process occurs in weather protected facilities. Waste water is easier to control and collect as production facilities are paved and sloped to a collection area. Traffic and air pollution is reduced as workers drive shorter distances to the factory verses traveling to various job sites. As materials for multiple jobs can be purchased in bulk quantities and delivered to a central location, the cost of materials and number of deliveries can be minimized. Off-Site Construction uses the same materials and designs as site built construction allowing for easy incorporation of GREEN materials and designs.</p>

<p>PERRIS, Calif.&#8211;(BUSINESS WIRE)&#8211;Modtech Holdings, Inc. (Nasdaq: MODT) is proud to announce that the company has been recognized by industry leaders for several innovative projects. The winners of the prestigious Awards of Distinction contest were announced during the Modular Building Institute (MBI) 25th Annual Convention. Members of the MBI submit their premier projects and the buildings are judged by a panel of construction experts on a variety of aspects including architectural excellence, technical innovation, efficiency and construction time. Over one hundred unique projects were submitted this year in various categories.</p>

<p>Perris, Calif.&#8212;November 8, 2007&#8212;Modtech Holdings, Inc. (<category domain="http://rss.financialcontent.com/stocksymbol">Nasdaq:MODT</category>) announced that it now has the ability to offer the <a href="http://www.modtech.com/products/education/iguana-green-classrooms.php">Iguana green classroom</a> buildings via a district-approved cooperative purchase (&#8221;piggyback&#8221;) agreement. The Iguana is based on standards from the Collaborative for High Performance Schools (CHPS) and is Leadership in Energy and Environmental Design (LEED) certifiable without site consideration.</p>

<p>According to Modtech&#8217;s School Group President, Ron Savona, the piggyback contract enables buyers in the California education market to purchase buildings at competitively bid prices without the time and expense of bidding the project again. &#8220;The Iguana relocatable green classroom building complements our full line of <a href="http://www.modtech.com/products/modular-education-buildings.php">permanent and relocatable educational buildings</a>, which can be configured for <a href="http://www.usgbc.org/LEED" target="_blank" rel="nofollow">LEED</a> or <a href="http://www.chps.net/" target="_blank" rel="nofollow">CHPS</a> certification,&#8221; stated Savona.</p>

<p>Savona noted that many architects and school districts are interested in the Iguana as it qualifies for both LEED and CHPS certification. To decrease energy use, the Iguana includes a high-SEER heat pump and Icyene insulation for reduced HVAC load and mold potential. <a href="http://www.solatube.com/" target="_blank" rel="nofollow">Solatube skylights</a> increase natural lighting, which decreases the need for artificial lighting. Environmentally friendly materials such as highly recycled content products are used throughout and production waste materials are recycled. The combination of no VOC materials, improved insulation, and an ultra-quiet HVAC system provides a superior learning environment.</p>

<p>The factory construction process allows Modtech to provide customers with buildings up to 60% faster than conventional on-site construction and with significantly less site disruption.
